.plenty of room for everyone & our autistic lad really appriceated the games room & all its offerings in dvds & games but more his peace & quiet. Cant fault the house..had absolutely everything you needed bar a couple wooden spoons for the kitchen & a personal preference,a kingsize bed in front bedroom would have been better,as found it bit tight! The cake was a nice touch & so was having the basic things like tea ,coffee,oil,handsoap,toilet rolls etc in place. Driveway was just about big ...

“Roma is a wonderful place & the location is fantastic, it's peaceful for a completely relaxing break & only a few yards from the wonderful seafront of Rhos on sea, which you can stroll to the chapel on the beach which is one of the smallest in the UK, then stroll a little further to the harbour & shops, cafes, pub & co op supermarket.”

Roma has everything you need for a very comfortable stay. Our only issues were the washing machine, Tumble dryer & oven could all do with a very good deep clean, we have mentioned this to the owners & they said that they would sort it with the cleaning team, because of the appliances being in this state we did not use them so can't comment on if they work OK. But if issues are sorted we would definitely return. Hopefully all will be good. Looking forward to next stay. Regards Mr & Mrs D Williams .

“Rhos-On-Sea it's self is a lovely place, great little gift shops and some fantastic cafes (marmalade's being the best).”

As for the house Roma, it's in an ideal location, just needs some TLC spent on it ,we found the beds to be hard and uncomfortable and that goes for the corner suite in the main living area ,the arm chair you may aswell be sitting on the floor it's that low with no support.(this is 5 adults all shapes and sizes thinking the same). The 2 seater suite in the game room definitely showing it age. Cleanliness needs action, from door mats to kitchen utensils, frying pan nonstick coming off same as inside of microwave.We did get a change of towels and bed linen halfway through our 2 week stay which was appreciated

The property is lovely with everything you need, and the beds are really comfy. Unfortunately the write up for the garden says ‘lawned’ and it isn't, it’s artificial grass which isn’t very pet friendly. I fully understand why its artificial for maintenance reasons, but this should be changed in the description.

“For a family of six - Roma is literally a home from home, complete with comfortable and spacious Lounge Diner, awesome games room with TV, Xbox, Dartboard and Retro Games Machine which I loved.”

We spent ages in the games room. The kitchen has everything you need to cater for 6 when you don't feel like eating out with built in appliances and dining area for six. The artwork in the house complements the seaside location, along with quality seaside fabrics to make your stay as comfortable as can be. The master bedroom with round swivel chair overlooking the sea is brilliant, and I spent ages just sat looking out the window. The other bedrooms were also comfortable and spacious. The bath is the deepest bath I've ever seen - so give it a while to fill up, and along with the powerful shower, WC and sink its plenty big enough for a family - but there's also an ensuite to bedroom 2 and a WC under the stairs as well, however if you're a big bloke then opt for upstairs one. Poppy - the dog was safe and secure in the rear garden and we could just let her out and not worry about her getting out - both side gates have bolts. Roma is perfectly located in Rhos, you can just cross the road and walk down the slope adjacent to go crabbing or walk down to the promenade to the shops and definitely the Fynach Tavern! We would definitely stay here again - the house is perfectly located, furnished to a high standard and clean - also plenty of parking on the drive and just outside on the street. Marvellous sea view from main bedroom. Comfortable and clean. Great location. Quiet, peaceful but still close to nearby Rhos on sea which is a lovely little town. Owner provides very useful folder of instructions for the house. Also provides information on facilities/shops in the area. We had thoroughly enjoyable holiday.

The cakes were a welcome treat on arrival as well as tea coffee and sugar and even a pint of milk! We had a fabulous stay with the dogs and would love to return again in the near future. You couldn't have wished for more. The rooms were very spacious and clean. The kitchen had everything you needed and more. In the games room there were loads of games to choose from. Great outdoor area too. The house is in a good location to get to different parts of Wales too. The only thing that may need updating is the corner suite in the living room, which when sat on sunk in areas. The games room couch needed updating too.

Lovely house and dog friendly garden plenty of room for 3 adults and 1 happy Sprocker very clean and love the holiday feel furnishings all through. Turn right at the end of the road have a 10 min stroll and pubs shops etc are all there which leaves the house quiet and peaceful. Would definately recommend and hope to visit again.

Not quite as described on Sykes site ie parking one car on drive,remaining parking available to road side - photos show lovely sea/prom views however these are restricted to up stair bedroom. Suggestions - if hedge could be cut down to front of house by say 400 mm this would give sea view from lounge plus make lounge much lighter. If approx 1m of front wall removed,drive access would be much improved.

“Roma was exactly as described and in a perfect location.”

Well equipped and no problems with facilities. The sofa / armchair in lounge could do with replacing as saggy. Games room was very good. Our only complaint was standard of cleanliness. It was ‘surface clean’, which is all that can be achieved in a couple of hours. However, on changeover, there should be a deeper clean - say one cleaner for 4 hours or two cleaners for two hours - the property is empty from 10 til 4 so this is very doable. There was dust, dirt, wrappers etc behind / underneath and dog hairs ingrained in carpet. As our party consisted of young children, we discovered this, as they were playing on the floor and a toy went underneath or behind, they toys - and the children - were covered in dogs hair and dust. I feel that these holiday properties are expensive to rent for one week, and to reflect that, the owners should ensure the whole place is spotless by employing cleaners for at least 4 hours so they can achieve the high standards one expects at home.

Perfect for two couples and children, facilities more than adequate and the play room was a big bonus my grandaughter loved it, so many things to play with and just across the hall from the lounge so the adults could relax and chat whilst being able to keep an eye on her and dip in and out of playing with her. The dog was very relaxed too as the garden was secure and perfect for him. We had some lovely days out but our grandaughter of 3yrs would always ask are we going back to holiday house, she loved it and slept so well too as the beds were super comfy. We felt like we could relax the minute we arrived as the very comprehensive details we were emailed prior to our arrival explained everything in the house perfectly. Loved it.

The owners had thought of everything and more. Great communication with the owners. The only reason we wouldn't return is we never want to deal with Sykes again. We booked and paid in full for our stay at Roma, including insurance. The same evening we received a email saying our holiday was cancelled! I called Sykes and was informed that they were doing IT work when I booked and the price wasn't correct! Surely a phone call explaining this would have been better customer service and asked if I wanted to book at the increased rate? So FANTASTIC holiday home, GREAT owners, just never again with Sykes.

We have stayed there before and it works really well for us. The rooms are all of a good size but comfy. Everywhere was clean and as this was the first time we have stayed since covid, the extra measures re laundry etc seemed sensible. The location of the house is good with sea views from upstairs. We will be back. Would love to come in the warmer months, but it is never available then.

“In general everything was okay.”

But there are some things I would like to mention. First, the rooms look much larger on the photos as they are in real. For us 3 the house was large enough, but for 5 or 6 people it would be quite tight. I expected a larger double bed in the master bedroom, especially as there is enough space. And it should be mentioned that the ensuite bedroom is the small bedroom, not the master bedroom, as usually. The family bathroom never got really warm. Just a small towel heating is not enough and the preset operational times cannot be changed. Unfortunately it did not fit to our habits. The games room was a bit disappointing. Maybe it was because we never played such games before. The contact to the owners was very good and a problem with the kitchen lights was fixed immediately. Thanks for the midstay cleaning and the welsh food. We enjoyed our stay. But I would not come there in summer. There is no sand beach nearby and the prices for high seasons are absolutely unreasonable high.

Thank you for your feedback on Roma. It's a shame that you thought the spacious rooms weren't enough for your family, as we have never experienced feedback of this nature for the property before. The beds are the sizes listed on the description, but the rooms do have enough space to manoeuvre around, rather than squeezing past furniture as may be the case in other properties. Unfortunately, the games weren't games that you had played before, but they are very popular games, especially with the variety on the games console. Additionally, it was our pleasure to provide the Welsh food for you to experience and to be on hand when you called. Finally, the property is a stones throw from the promenade. It's unfortunate that you were unable to find a sandy beach in your two week stay as there are two within a 10 minute walk in both directions at Penrhyn Bay and Rhos on Sea. Property Owner

“Roma was an ideally situated and perfectly appointed family holiday let.”

Along the flat promenade, Rhos-on-Sea is located only a short walk away and by car other North Wales tourist spots are easy to visit from this central location. Inside Roma, the 3 bedrooms all have sea views, there is an kitchen diner with excellent facilities, a separate lounge and games room and even a spacious garden. This makes Roma suitable for any family stay (and ours included a baby & dog) and we shall certainly return to both Roma and Rhos.

Lovely sea view from the front bedroom. Was going to book again for next year but the price went up £150 overnight which has deterred us. Couple of points to feedback: the restrictors on the upstairs windows means you can't open them sufficiently in warm weather; also the position of the shelving in the games room makes it all too easy to bang your head when standing up from playing the arcade game. We speak from experience...ouch!

It is a lovely property, plenty of space and a secure garden for the dog. The house is clean, cared for and well equipped. The owner is also very helpful and sent plenty of information beforehand. We were fortunate to have good weather so could sit outside or walk along the seafront. There are sea views also from the largest bedroom. Excellent location, plenty of local amenities and easy to get further afield. Definitely recommend this property and hope to return in the not too distant future.

Roma is a very relaxing and comfortable home. Housekeeping was 1st class at Roma during Covid-19 rules and regulations. Thank you Joanne for milk and cakes left in fridge for us, enjoyed by us all. Would recommend Roma to future visitors.

“ROMA was a perfect choice for our 3 generations of female family members and dog Sally.”

Well situated - waking up to seaviews and sounds of the seaside. Quiet area for young (and older). Great facilities inclusive of well decked out playroom: though we were very lucky with the weather for our two weeks. No time for a BBQ. Off road parking with plenty of extra spaces on a quiet road. Plenty for us to do in this part of Wales. We even had a "teddy bear hunt" on Snowden!!!. A visitors book would be a useful addition to browse through and leave personal comments. Thanks for the welcome drinks and goodies and bed clothes change and clean after our first week. If ROMA is available we'll be back.

“Enjoyed the house very much, ticked all the boxes, lovely garden, very well equipped One of the of the best cottages/houses we have stayed in,and we have been on many disappointing holidays with other companies where the description was not very accurate, ie 10 minutes walk to the beach, yeh if you like scrambling through a field with cows and bulls!”

!!, shops nearby if you are a boeing 747!! Secure garden, fence full of holes etc. Sykes as usual always give accurate details and the owner, Joanne was extremely helpful. All being well we hope to return next year.

“Great location.”

Excellent walks along shoreline.Reasonably close to town and some amenities. Nicely located for excursions along coast both ways. We had excellent weather so got out every day.Poor weather would create a few problems,so facilities at home very important Which at ROMA were excellent apart from the wi-fi not working(has been corrected now). Overall we had a great time although very cold all week,but then it was April.

A lovely house with excellent facilities an ideal family home. There is an enclosed garden ideal to sit out weather permitting,and especially if like us you have a dog with you. The area was quiet but very close to all amenities. We look forward to returning again next year.and highly recommend Roma.

Located just off the main coast road, all bedrooms had a sea view. We had a walk up Little Orme, well worth the effort on a clear day for the views. Also walked around the Great Orme, Also fabulous views . We would definitely look to stay here again .

I imagine it is really good in the summer as it's near the beach and also has a pleasant little garden to sit in. It is a 10 minute walk into the town of Rhos on sea, which is a pleasant little town with ample cafes and restaurants etc. Great idea having a games room with another TV. Also has downstairs lavatory, which is ideal.Would definitely recommend.

“Roma was bigger than expected and extremely clean and comfortable.”

The little extras, cakes & milk left for us were greatly appreciated. Towels and bedding were excellent quality. The location of the property was excellent, a short walk from town, nature reserve and bus stops and the beach was on the doorstep. The views from the upstairs windows are beautiful and we enjoyed watching the sun setting over the Little Orme from the huge, comfy chair. The variety of board games, dvds, computer games & smart TV's kept us busy. We made use of the bbq and the lovely garden and had everything and more in this gorgeous house. Did not want to leave but hope to return soon.

In a quiet location, but what we wanted. Just a couple of small things against our stay. On arrival the kitchen bin was half full of rubbish. 1 dinner plate was cracked, a few long black hairs in the ensuite bathroom. All in all though a lovely property to stay in and we would highly recommend.

“My Sister and I have just spent a lovely week at Roma with our dogs.”

The holiday home has everything needed for a home from home getaway. The fittings and fixtures are of a very high quality and we couldn't fault a thing. As we were away during the very cold spell, being able to light a log fire was an added bonus; although the central heating was more than sufficient. The playroom is such a special addition for a family with children and the large fully secure back garden was ideal for our dogs. The property

This lovely detached seaside cottage is located on the outskirts of the popular resort of Rhos-on-Sea, just 50 yards from the sea, promenade and coastal cycle route.

With the sea a stone's throw away and the property having a games room, this is the perfect place for a fun family holiday in the stunning area of North Wales.

Step through the delightful canopied front porch and be welcomed into the bright hallway set with a modern-looking floor which leads you into the refreshing sitting room with a wood burning stove, comfy seating and a dining table in the bay window area.

The downstairs also comes with a games room, boasting a retro arcade machine, dartboard and a selection of games along with a sofa bed for added flexibility.

The kitchen/dining area comprises wooden units and granite worktops, a large dining area with garden views and has all the equipment and utensils needed.

The upper floor hosts three large, excellently furnished bedrooms decorated brightly and refreshingly, as well as a real classy family bathroom to complete the interior.
