Chris “We visited this lovely property and it was first class in everyway, what a hidden gem.”
We have stayed in many properties and this is one of the best. Very clean, spacious, enclosed back garden which is perfect for the dog. Hot tub was lovely for relaxing and log burner made it cosy at night too. Beach is close by perfect for exercising the dog as well as us. David was very helpful and easy to contact. We intend to stay here once again hopefully when the weather is better.

We loved it. great location just minutes from the beach. The cottage is cosy and cozy and warm, well equipped with everything you could possibly need. It was clean and tidy. The hot tub was superb. wouldn't hesitate to recomend and would definitely return. Thanks to David and Sharon the hosts who were attentive and pleasant throughout!

Jennie “What a lovely cottage in an excellent location!”
We had a fabulous stay here with 4 adults and 2 dogs. The cottage had everything we needed and more! The cottage was well situated for exploring North Wales with lots of castles for us and the dogs to explore and walks along the beach. We will certainly come back when we’re next in the area!

Fantastic but stairs not suitable to for a person with disability very steep and narrow but we loved the whole cottage and especially the conservatory lovely was dissapointed with the beach had to pay £8 to park on the beach and then was annoyed with the young people coming onto the beach in their super up cars and speeding up and down with young children about, loved our holiday
- Janet, May 2024Thank you for your feedback. Yes the stairs are steep and narrow , young children and anyone disabled would find them challenging. I believe that due to complaints to the local council the beach is regularly patrolled by the coastguard services in order to prevent speeding. The charge is £8 to drive onto the beach but it is within walking distance ( and much quieter at our end as the soft sand makes it unsuitable for cars) also there is a trolley in the shed to carry chairs etc. but obviously this is not an option if you are disabled. We’re pleased that this didn’t spoil your holiday. Property Owner

It was spacious, well furnished in every room, very well equipped kitchen, warm and very clean. The large private garden which backed onto golf course was also equipped with high quality garden furniture, large hot tub and bbq. Safe for dog. Luckily, for April, we spent time in garden and very comfortable conservatory. We were delighted and can highly recommend for an excellent holiday home, location and amazing beaches

Heather “The property is a lovely house but there are a few maintenance issues.”
The plug in the upstairs bathroom sink could not be released easily. I ran a bath and went back up to get in it and the water had drained out even though the plug was in properly. The hot water upstairs was not very hot and the central heating did not work properly which I reported to the owner, thankfully there was log burners to compensate for the lack of heating. Although the hot tub was new we found it to be dirty. The shower head was leaking. The property did not appear to have been cleaned properly as there was cobwebs on the lamps. We are not really complainers and love the house as we have stayed her many times this being our 9th time but just feel the all round maintenance has slipped a bit. We paid a lot of money in the current climate for our 7 night stay

The owner was so helpful with ideas for days out, restaurants and dog walks. Would definitely go back. Lovely walk to a wonderful beach with lots of water pools when the tide went out which is ideal for small children. Short drive into Porthmadog to a local supermarket and a very tasty fish and chop shop.

We met the cleaners on our arrival purely due to the fact the previous inconsiderate occupants hadn’t vacated until 12.30pm!!! Thoroughly enjoyed our stay especially with the added benefit of the hot tub for pure relaxation. The garden is totally dog safe which was a bonus. The Wi-Fi was brilliant and we were able to stream Netflix with no problems. Very peaceful with the occasional golfer on the course behind the house.

Erin “Absolutely stunning property; cleaned to perfection and everything you would EVER need to hand.”
I've never been in a self catering home with so many kitchen utensils, condiments and extras before! I can assure you if you have forgotten something they will have it; this place had much more than my home!!! My daughters loved the toys, games and hot tub which backs onto the golf course with sheep running around freely! The property is not overlooked at all as it has trees surrounding it, golfers are few and far between and the community hall next door wasn't open. The dogs loved the garden and we loved how enclosed it was including the drive way so the dogs could be let in and out of the car without worrying about the road. Such a quiet, relaxing and comfortable place, perfect for our family to explore Snowdonia and Anglesey. We did walk into Porthmadog and took the circular route which wasn't ideal for pushchairs but a beautiful walk nonetheless. Black Rock sands down the road perfect for all the family. Owners were on hand when we had a query later on the week and they were so lovely and accommodating. I would highly recommend this wonderful property to anyone and would love to come back and stay again!

Clare “Ty’r Ysgol is a lovely cottage, in a great quiet location but only a few mins away from all the amenities you could ever want.”
The garden is fully enclosed and secure. The parking as good. The cottage is warm and comfortable with plenty of space. The downstairs shower room is perfect for when you use the hot tub, which is in a great place for stargazing. The whole cottage was spotlessly clean and it’s maintained very well. The sofas are a little soft and the kitchen could do with a better set of kitchen knives, but that’s pretty close to perfect. We loved our stay and hope to return next year.

I must mention that the pictures on site do not do the property credit as it is much larger than expected accommodating 6 of us plus 2 dogs easily. Loved our stay here, the house literally has everything you could need. The welcome pack was lovely too. The area is lovely too really close to beach. A lot of restaurants and tourist attractions weren’t open with it been January but that was ok as we did lots of walking on the beach and drove out to surrounding villages to see what they had to offer. Definitely want to visit again in summer and see what else it has to offer

Fantastic cottage, lovely and cosy especially when log burner on. Underfloor heating kept us warm also. Lots of lovely goodies on arrival, consisting of choccies,biscuits, Baileys, Prosecco, mince pies and more. Also a welcome pack with washing up liquid and general items. So so welcome. After morning walk on beach, into hot tub, then food and drinks in well equipped kitchen. Then relax in chrismassy lounge with roaring log fire or conservatory for evening star gazing. Such a fantastic end to a chaotic year. Would definitely recommend. Ideal for walks in local area. Little shop opposite .. was not open all the time but as it was New Year we were not surprised. Will definitely return.

Elisabeth “We have been really impressed with the communication from Sykes, updates, reminders and then from the owners about little extras we might need to bring.”
On arrival we were welcomed by a bag of useful goodies to start our break with.. The chocolate biscuits were especially a hit with 3 teens!! Everything you could ever have thought you might need was there to borrow, picnic blanket, books, back pack, pegs. So much of a home from home, we felt relaxed, all slept well in the comfortable beds and genuinely had a lovely holiday. Many Thanks.

Hot tub and garden with view was fabulous. The addition of woodburners proved too much to resist for my caveman husband and our friend...they just had to light it!! Gaynor “We have just returned from our 5th year running at this beautiful home from home, even the bad weather didn’t spoil our week as we were warm and cosy thanks to the wood burner.”
This property is comfortable, very well maintained and there was a lovely welcome box waiting for us with all the essentials needed for the current COVID requirements plus tea,coffee,sugar and biscuits. The Ffestiniog railway and Llama trekking were enjoyed by all, along with crabbing at low tide and long beach walks with the dogs. The hot tub got plenty of use despite the weather and we are looking forward to returning again next year.

Delia “This is a beautiful cottage in a location that's perfect for Snowdonia, the 3 Zip World sites, Porthmadog (steam trains), Port Merion and Caernarfon Castle.”
The beach is about 10 mins walk, or 15 mins to an even better, secluded sandy cove. The owners have been very thoughtful in what is provided - a special welcome pack included tea, coffee, biscuits and various things to make sure we felt confident about everything being covid-free. In addition, the cottage had been fogged, then cleaned and a set of crockery and cutlery sterilised in the dishwasher. All this felt very reassuring, without being obtrusive. Although local cafes etc were open for take-aways, slots had to be booked well in advance, so we really appreciated the kitchen, which was very fully-equipped for self catering. We enjoyed the garden, with its lovely views and hot tub, and the spacious cottage gave our teenage children the space (and wi-fi!) they needed for down-time. This is an ideal cottage for a relaxing stay, with easy access to local attractions.

We knew it was of a high standard from the photographs provided, but the small touches and high finish of the interior is exceptional. The owners have really created a home from home, with everything needed to enjoy a first class stay. A lovely touch, we thought, was providing the wood for the log burners free of charge, along with dishwasher tabs, hand soap etc.. A rare generosity in this day and age, and we were incredibly grateful indeed. So nice not to have to rush out to buy small items you take for granted. The hot tub is a delight. impeccably maintained and a joy to use. A ten minute walk to Black Rock Sands, made this cottage a delight in terms of peace and luxury combined. Well done to the owners and Sykes Holidays, for getting this cottage just right.

The house is very well equipped and very well looked after. Brilliant hot tub and brilliant stargazing. Lovely walks on the beach and the coastal path fantastically scenic. A local shop for papers and milk 3 mins away. Porthmadog 10 mins away for any big shops needed and the steam train running a very scenic route which was ideal. A massive thankyou too the owners for a brilliant house in a perfect location.

It is very well equipped and lacks for nothing. Many attractions are in easy reach. Anyone interested in birds will find the rear garden an absolute joy, fill up the feeders and the many species will provide hours of entertainment, great for camera enthusiasts. A perfect holiday will be had.

A lot of thought has gone into this lovely home from home. There was everything you could ever need provided. It has a fantastic kitchen diner, lovely comfy sofas and beds, a beautiful conservatory a modern clean bathroom and a wet room. The garden was secure for dogs and downstairs floors were easy to keep clean of sandy paws. The attention to detail was excellent and the guest information provided was very helpful. We could happily live there for ever.

The garden is secluded & secure, great for our dogs. It appears semi detached but your only neighbour is the village hall & the golf course! A great location for sightseeing & enjoying a huge number of North Wales/Snowdonia attractions. We'll definitely be coming again!

The guest book was a nice touch and the recommendations book was very useful. Had a wonderful hot tub, fab underfloor heating and it was great to have two showers as there were six of us. The cottage was well kitted out, the best one I have ever stayed in and we have stayed in a few. Will definitely stay here again.

We have been doing cottage holidays for over 10 years and I would say this had to be the best equipped, with nothing forgotten we have come across. It obviously has been designed by a very artistic person and we loved the seaside theme. The underfloor heating was fantastic, particularly in a morning. The welcome pack was much appreciated, money has been spent on this place and it shows.

The décor is brilliant, the beds are comfortable, the house is warm and welcoming. Easy to keep clean. Nice views to the rear of the garden, and safe in the gardens for a child to play. Brilliant clean hot tub. Nice wood burning stoves. Underfloor heating. Nice bath and showers. Good information given about how to use things in the house, and good information on the surrounding area. All in all a brilliant holiday, and we were sad to leave.

The lovely village of Morfa Bychan is situated within a short stroll of the spectacular beach at Black Rock Sands, and is home to a local store, pub, fish and chip shop, a Post Office and an excellent 18 hole golf course. Just 2 miles away, set on the picturesque Glaslyn Estuary, is the bustling harbour town of Porthmadog, boasting an array of individual shops and restaurants, whilst being home to the Ffestiniog Railway and Welsh Highland Railway, where you can travel by steam train through the spectacular Snowdonia scenery.
