“Although I liked this property very much and found it clean, comfortable and as advertised, the property manager Jacqui's behavior marred our visit.”

Not only is the check-in time of 4pm later than the universal average check-in time of 3pm, the Sykes Cottage also has an earlier check-out time of 10am. Most hotels are 11am at the earliest! Worse yet, Jacqui thought it was perfectly acceptable to ring our doorbell at exactly 10:01am on the day of check-out, showing up with another person (male) and a car full of (cleaning supplies). How rude, how unacceptable, how unwelcoming. Luckily, as responsible people, we were in the midst of the final touches of our preparation to vacate, and was ready to leave less than 5 minutes later. We were so annoyed and frankly, insulted, by the intrusion and cannot recommend this place to other well-intentioned paying customers who only wish to have a nice, peaceful, un-intrusive holiday.

I am very sorry that you were upset by us arriving on time to begin the changeover between guests but I should point out that the check out time of 10am is set by Sykes not me. You stayed in a holiday flat, not one hotel room and I often need the full five hours to service the whole property to allow for the changing of three beds, cleaning two bathrooms plus cleaning, vacuuming and mopping of all rooms and stairs. I should also point out that check in time is 3pm not 4pm as you have stated. Both times were made clear to you in the detailed email about your stay I sent you a week before your arrival. I would like to think you would try us again but you may be more suited to a hotel. Property Owner

“5-star holiday flat with excellent location.”

The owners have thought of everything you might need with lots of personal touches. Little Orme View was very clean, with comfortable beds, a welcoming lounge, lovely log fire and a well-equipped kitchen. The picture window in the lounge is wonderful with great sea views. We needed to contact the owners once and their communication and help was excellent. We would recommend Little Orme View.

“Such a light spacious apartment with a great view.”

It's handy for the prom and the shops on Mostyn Avenue. The kitchen is well equipped and recycling made super easy. We would definitely recommend it and we'd book again. The woodburner is fab. Llandudno has such a lot to offer and this apartment is a brilliant base to start from.

“Lovely accomodation and with great views.”

The property had everything we needed and really was home from home, the kitchen was very well stocked and had all the utensils needed to cook a meal. The location was quiet and at the other end of Llandudno so a lovely walk along the sea front to the shops and pier. A lovely property that you could relax and enjoy a family evening, watching a movie or playing games that were provided. We would definitely return to the property in future.

“We really enjoyed our stay at Little Orme View.”

It's in a quiet part of Llandudno with a large picture window in the lounge with great views of Little Orme and the sea. The flat is very well equipped and furnished and was spotlessly clean. There is lots to do in the surrounding area. There are restaurants, take aways and a bar within walking distance. We would definitely recommend and would return again for a future holiday.

“Spotless and very well appointed flat.”

Our only niggle was that we were 5 adults and there were only four dining seats and only sufficient comfortable seats for four on the sofas. We had to rotate for who took a dining chair when we were all present in the lounge

Thanks Fran There are two other chairs, one on the landing and one in the upper bedroom and the table does extend. The sofa is a 3 seater and there are two arm chairs. Very clean and comfortable. Exceptionally well equipped. There is everything you need and the welcome pack was great. Large spacious rooms very comfy beds. A superb view from the lounge window too. Nice to see the sunrise over The Little Orme each morning. The apartment is situated perfectly for exploring Llandudno and surrounding areas. Few minutes from the seafront, close to shops, cafes etc. I would highly recommend this place.

“Lovely flat, very clean, well equipped and beautifully decorated.”

As a 71 year old I found the stairs quite challenging especially on the way down as the stairs are steep and quite shallow The towels provided were smelly so we had to wash them ourselves…luckily two of us had taken our own. Owners were very helpful when the lock failed and got it sorted very quickly.

Sorry you found the stairs a challenge but they are standard as for most homes and our description with Sykes clearly states that accommodation is arranged over two floors. I apologise for the towels, perhaps they’ve been stored when still a little damp. Had I known I would have happily told you how to access the laundry cupboard to help yourself to fresh replacements. “My wife and I have self-catered a lot over the years; Little Orme View was, by some distance, the best place we have yet stayed in.”

Everything about it was first class, from the location [the main reason we chose it], to the décor and the fixtures and fittings. The seaside theme in the décor ran through the premises like letters through a stick of rock! The attention to detail in the visitors' manual was exceptional, and the whole place was just so well presented. We definitely hope to return.

Really well presented and very clean, bed is so comfy you just fall into it. Instructions on Log Burner so you don't struggle to use it-I'm new to using one. Fully equipped for literally, everything! Loved using the Slow Cooker. View from picture window is amazing of the Little Orme. We are not new to Wales, but if you are, please dont worry, there's plenty to do in Llandudno and gorgeous Coastal Walks. Information folder in accommodation explaining how to use everything, again made it simple. Nice little welcome pack to get you started including Tea, Coffee, milk etc...which is really lovely, especially if your not familiar with the area right away. Would definitely stay here again, we are looking at booking for next year already. Thank you so much for such a lovely weeks stay

The apartment is furnished and equipped to a very high standard with comfy beds and settee and chairs. Jacquie is always very helpful and responds to any queries promptly. The central heating comes on morning and evening and we used the log burner during the day as we were not able to go out and about as much as normal because of the weather and a current mobility issue We will be returning again in March next year

The apartment is modern and up to date, and was spotlessly clean, and very well equipped. Lovely panoramic view of the sea, cows and sheep and of the Little Orme. There is certainly plenty to do at Llandudno, and so much to see and do. I would definitely recommend a tram ride, or cable car ride up the Great Orme. Fantastic holiday in a lovely apartment.

“Little Orme View is a lovely apartment at the quieter end of Llanduno's prom.”

Until the circus arrived in town! It became Little Orme and Big Top View but it didn't distrurb us. The apartment is stylishly decorated and furnished and the kitchen is very well equipped. It was a chilly week for the end of June and we had to ask Jacquie to turn the heating on one afternoon as the upstairs bedroom was very cold. There is an efficient wood burning stove which we used later in the week but we didn't want to light it and leave it when we went out. We hope to come back to Little Orme View as we had a lovely time.

“An amazing property!”

Everything is provided for your comfort and convenience and it is tastefully furnished and decorated. The view from the lounge is constantly changing and we didn’t need the tv to entertain us. It’s on the edge of town but the walk along the Promenade is easy and very pleasant and there are plenty of shops, restaurants and even an amazing fish and chip shop close to hand. I would highly recommend a stay.

“Extremely well furnished and cleaned to a very high standard this holiday let was one of the best we have stayed in.”

The inventory covers almost everything you could wish for or need during your stay. Parking was easy, we always parked outside the front door which was convenient and free of charge. Eating breakfast whilst taking in the view from the main window was a fantastic start to each day, highly recommended. We intend to book this holiday let again in the future.

Someone had written in the visitors book You should never judge a book by it’s cover. And how true this is for Little Orme View. The outsidevis somewhat unusual but inside is one of the best self catering accommodation we have stayed in. It is very comfortable and well equipped and the icing on the cake is the view from the huge window and the cosy log burner. It is at the quieter end of Llandudno but is well served by local shops and eateries. Although we have never met the owner there is always a welcome pack and she always responds to emails very promotly.

The accommodation was spacious and comfortable. The inclement weather meant we got to try the wood burner in August, which was an unexpected treat! If you enjoy eating, the Craig Y Don area of Llandudno will leave you spoilt for choice, with lots of fantastic restaurants less than 5 mins walk away. We loved Top's Chinese in particular. The walk into Llandudno is pleasant along the promenade or beach, or can be via the main shopping street if you prefer. We made the 20 min walk most days, and it really was the best of both worlds to enjoy the bustling town then escape back to the peace and the field of cows over the road. We practically had the beach to ourselves; where else can you say that in August?! Highly recommended, lovely stay.

Jacquie was extremely helpful before and during our stay, she always responded very quickly to my questions. The apartment is very well equiped and is a lovely 25 mins stroll along the promenade to the pier. We had a great holiday.

Ease of access via the keysafe was good. The photographs on the website are exactly as you will find the apartment. The only thing is if you are elderly or infirm you may struggle with the stairs as there are 31 in total from the ground floor to the master bedroom and are quite steep. The information pack compiled by the owner is very informative with detailed instructions on showers, hot water,heating and the wood burner in the living room. we also were impressed with the welcome pack. Its about a 20 minute walk to the centre of llandudno or if you are feeling lazy an excellent regular bus service is available. All in all a nice break in a nice apartment.

The owners have thought of everything that guests might need and the kitchen was very well equipped. Everywhere was very clean and fresh and we had an extremely comfortable stay. The location of the property is excellent for access to the promenade, beach, shops and the centre of Llandudno. Parking outside the property was always available and there was a useful hall area that was ideal for our fold away bikes. The owners provided a very comprehensive information booklet and a much appreciated 'Welcome Pack'.

“The accommodation was excellent, you could park directly outside and there were lovely views over towards the little Orme.”

Everything was clean, tidy and smart inside and the facilities provided were great. Wi fi worked well and the bathrooms were decorated tastefully with a very large bath in the main bathroom. Would not hesitate to stop again and you could walk to local shops, restaurants and to the excellent chippy just a couple of blocks away. There was also a post office close by. One very small point was that the stairs to the accommodation were quite steep if you have any elderly people with you but that apart, everything else was positive. It was also a nice touch to have a small pack of provisions provided and plenty of towels etc. The wood burner was also a positive although we did not get a chance to use it during our stay.

“A home from home”. Stunning window views of the Little Orme, and a stones throw away from the beach. Just a short walk to local shops and amenities. Town centre, a short car ride away, with high street stores and supermarkets. Plenty of cafes, restaurants and shops to enjoy too. An array of family activities in the area including; the Bodafon farm, within walking distance of the flat, and the Welsh Mountain Zoo, about 15 minute drive away is a must. The tram ride up the Great Orme is so much fun and not to be missed! All in all, our family had a brilliant half term break in Llandudno staying at Little Orme View!

We felt very lucky to have found such a perfect location for the wedding but also for exploring Llandudno and neighbouring Conwy. The flat is done out to a high standard and was emasculately clean. We received a welcome pack of essentials such as tea and coffee which was much appreciated after our long journey to get there. There is a co-op a few minutes walk from the flat and Llandudno town is not much further. Would highly recommend to anyone wanting to visit this area of Wales and we hope to return again.

Overlooks little orme and the beach. Everything you need and all the little extras. Tastefully decorated, comfy beds and modern kitchen & bathroom. A little farm with a small owl sanctuary & deer, llamas, goats etc is a about half a mile away & a good place to eat. Parking directly outside the property is an added bonus.
