“Good location and a Lovely cottage, very well equipped kitchen, comfortable beds, superb shower!”

Wi-Fi was handy as we could log into our streaming apps on tv, to settle down in front of the log burner with a glass of wine and chill at the end of the day. Beautiful views over the estuary. We found the cottage easy to find, even in the dark, sat Nav brought us virtually to the door. We had two dogs so the enclosed garden was perfect for them.

“We have been coming to this lovely old House for over 10 years for Summer and Christmas holidays often staying for 2 weeks.”

As the house in now on the market and has been for over a year one more week in the Summer was booked. However on arrival the Grass had been cut but I did notice dead flies in the bedroom. But there was no hot water and as afternoon became evening it got very chilly.I realised there was no heating either. I had received by email from the Owner with details of the new HIVE heating system, which I had printed and bought with me. The shower was working, but by 8am next day still no hot water or heating. It was uncomfortable. A call to the owner , in Southern England, who I have to say, seemed a little confused as to which switches should be on or off .He suggested the outgoing guest, had followed the departure instructions incorrecty. I guided him through where the swtiches were in the airing cupboard, as he said all he had on his APP were lights Eventually the system came to life and I was instructed on what the temperatures would be set at throughout a day. I was astounded - Its madness that someone living 250 miles away in S England can predict a correct level for a micro climatellike Snowdonia at elevation. Apart from that individuals each have there own need, even if the SUmmer does improve downpoors and inclement conditiions can roll in very quickly and a warm house is essential. The boost system did not work consistently and although the lovely couple next door lent me a portable radiator it only heated 1 room as did the firewood .Furthermore in an effort to keep warm I found a throw which I used on the bed at night ( very poor thin Duvets) and woke up the next day with severe itching and red blotches over my back and upper part of my arms. A trip to Rowlands Pharmacy in Porthmaddoc confirmed Insect Bite .The pharmacist advised me it would take 48 hours before the took effecnd that I should stai in the warm - I returned home on the Tuesday. “We were very disappointed in the over grown garden and ivy was over grown over the door.”

The mattress were stained along with the pillows. should of had protectors on mattress and pillows; didn't discover this till leaving and stripped the beds.Very off putting to say the least.The bedding and towels were clean. The cleanliness of the cottage wasn't up to standards as there was dust and dirt under the dresser in the lounge and most lamp shades had their own fur coat. We were very grateful for our welcome pack of tea; coffee, milk and welsh cakes, so thank you.Over all a lovely cottage just needs some TLC and a more regular regime of maintenance and cleaning.

“A lovely cottage tucked away in the hills.”

Loads of fantastic walks. Very comfortable beds. Good sofas and chairs. Well equipped kitchen. Good shower. Great WiFi plus quality smart TV with Amazon Prime. We had a great time. I would thoroughly recommend and wouldn't hesitate to stay again. A couple of small issues that might be important to you. Parking tight for two cars. The lane up to the cottage is very steep and narrow with passing places so you need to be confident with your reversing!! I personally loved it. There are two cottages so you might have neighbours. When we were there the couple next door were a little noisy. But overall a great experience. Great views with peace and quiet.

“Garden not maintained.”

Grass too long to sit outside comfortably. Definitely not a growth spurt. Outside light useless because of ivy covering it. Watch your yourself going through front door as thorny overgrowth will attack you. After a particularly windy day, I had to cut it back myself. Could be a perfect little bolt hole with a little TLC.

“This is a lovely little cottage in a fabulous setting.”

The house was equipped with everything we needed and the beds were super comfy. The dishwasher was apparently requiring a small repair and the owners contacted us to let us know they had arranged for a handyman to pop round. As there was only three of us and we spent most of the holiday out and about, not having a dishwasher was hardly an inconvenience, but we appreciated the contact. In response to other reviews; yes: the lanes leading up to the property are narrow but there are plenty of passing places, most cars these days have a reverse gear, and you’re more likely to be hindered by sheep in the lane than vehicles! Yes: there are insects, birds and sheep… it’s a rural location. The views over the estuary are stunning. We thoroughly enjoyed our time here and would recommend Groes Newydd as a great base from which to explore North Wales.

“Very good week, cottage was as described although no welcome pack upon arrival.”

Linen and towels all clean but general dusting and cleaning could have been better. Nothing was bad enough that we wouldn't stay again, if still not sold. Lovely surroundings and walks available straight from the doorstep. Road leading to property is tight but no problems to confident drivers, very similar to most rural roads in area.

“Lovely, comfortable cottage in a tranquil location with long range views of the estuary and surrounding hills.”

Loads of walks direct from the cottage and lots of places of interest within a reasonable drive. The lane up to the cottage is not for the faint hearted but the alternative route suggested in the instructions is a lot less tricky, and in two weeks we only met another vehicle twice. Helpful and accommodating owners. Shared gardens are large and relaxed, it is nice to stay at a cottage with so much wildlife in the garden.

“I’m sure prior to the property going up for sale excellent reviews were the norm, however the lack of maintenance to the garden is the first indicator that their eye has been taken off the ball.”

No dvd player as described and information about a heating system no longer in place and no starter pack for the log burner added to this conclusion. However the road access to the property really does need to be explained more fully as I’m sure it would ruin some individuals holiday. It should be stated that if you are in anyway a nervous driver you should not book this property. This can not be the first comment on the road access so why is it not given more emphasis.

Thank you for your very helpful feedback. We trust the points you raised is did not detract unduly from enjoyment of your stay in this beautiful and tranquil part of Wales. We’re sorry that scheduled garden maintenance had been unavoidably delayed prior to your arrival (this has now been completed). The DVD player has not been in use (or in demand) for some time and we’re amending the cottage description accordingly. We have reminded our caretakers that a starter pack for the log burner should be provided in all seasons and we are rectifying the missing instructions for the new heating controls (had we been told of these points straight away they could have quickly been rectified). The last half mile or so from the main road to the cottage is indeed narrow as the cottage description makes clear. An alternative route, slightly longer and less steep, but also narrow in places, is included in the directions sent our before each arrival. Property Owner

“Another lovely stay here.”

We've stayed here and at Groes Newydd Bach a few times now and it's always like a home from home. The last couple of visits we have definitely noticed a decline in the level of maintenance of the property, which is unfortunate, but hasn't affected our enjoyment of the property. There's just a general lack of attention to detail from the current caretakers which was never the case previously. The heat meant we didn't do much as it was too hot for our dog, but he loved being able to wade into the lake and the nearby woods are perfect for shady walks. The location is perfect for what we want from our holidays and we hope to be back again soon.

“This cottage was one of the best gems we’ve ever found, just me and my 14 year old daughter stayed and she really loved it .”

Beds were super comfy . We took our slow cooker and went out for days out with so many places to go in 15/30 minutes and came back to lovely food ready . The location was so beautiful and I couldn’t ever get bored with the ever changing views . This is by far one the best places I’ve ever stayed , so peaceful and lots of beautiful birds to feed in the front garden . I loved it

“A lovely cosy, warm, clean cottage.”

Perfect for a peaceful retreat. Excellent quality bedding and towels. However, it was disappointing there was no 'welcome' pack or starter kit for the woodburning stove, as mentioned in the description, and the kitchen drawer containing utensils, was full of mould. We retrieved two knives to use for the week and closed the drawer straightaway!

“I loved the character of this cottage and I loved the garden!”

The location is beautiful! Would consider going here again. We had a lovely stay in this cottage. It's on a beautiful country road, quite secluded, amazing scenary and tranquil garden. The road to the cottage is very narrow but we didnt have any problems with any on coming cars. The cottage is semi detached with a shared garden, but no problems with the other visitors. The beds were comfortable, the bed linen and towels were good quality, the kitchen facilities/equipment were great, the TV was large and modern and comfy armchairs to relax in. The cottage is in a great location being in the Snowdonia countryside but also being close to villages and beaches. It is close to Harlech which is a lovely village with a big beautiful sandy beach and a castle. During our stay we visited Harlech village and the castle, Harlech beach, the slate museum and the Snowden train in Llanberis, Betws-Y-Coed which has lots of shops and restaurants but remains a beautiful village setting, and went on a couple of lovely long walks; one in Bronaber and one in Betws-Y-Coed. Yet there are still so many forests, hills, lakes, castles and beaches to explore which we weren't able to fit in in a week! We would love to explore Snowdonia further and I would consider using this cottage again; it suited our needs as a family of 4 and I like the location in terms of accessing all the places we would like to visit. Any room for improvement to the cottage?... regardless of the setting on the shower it doesn't come out as strong as we would've like it to. It was fine but we would've preferred a more powerful shower. To some extent the place could do with some fresh paint and the carpet being cleaned but it was fine and we had a lovely time, and I LOVED the character of the cottage. The narrow road may also not be for the more nervous driver, but as I said before, it wasn't an issue at any point coming and going from the cottage, just go slowly and be prepared that you may have to reverse to find a space to pull in (but we came up against another car only once or twice the whole week and the other drivers were considerate and patient). And the reality is most roads in Snowdonia which are off the main road are narrow so it kind of is what it is! We had a picnic bench outside in the garden which we used to eat dinner and play games out in the sunshine in the evening which was lovely but it would've been nice to have a couple of more comfortable chairs or loungers in the garden to sit outside and relax in, read a book and to soak up the scenery; if we come to this cottage again I'd bring camping chairs. But these are little things, they didn't spoil our stay in this charming period cottage. We had a relaxing week and were sad to leave when the holiday was over. Thanks for having us!

“Perfect apart from there were no coat hangers in the wardrobe and nowhere to hang wet gear when you come in.”

Maybe some hooks could go by the kitchen back door as I appreciate there is no room in entrance hall. The garden was dreadful, flower beds need weeding. However the grass was being cut yesterday and we understand there was a change on gardeners. Wonderful setting and very comfortable, will book again. Thank you.

Loved all the facilities, especially the good quality bed linen, fab. Only down side was the garden. The grass was desperately in need of cutting, which made poo retrieval difficult, and, although absolutely fine for a small dog, having a large dog, the close vicinity of the sheep meant supervising at all times, and in the long wet grass, wasn't fun! Overall, had a great time, and would love to return, thank you.

“I have booked with Sykes a number of times and am certainly not a serial complainer, can I begin by saying that the cottage was in an idyllic location with tremendous views and a beautiful lake within 200 yards walk, the drive to the cottage was hairaising to say the least, whichever route up you chose but in fairness we were told to anticipate a challenge!”

. The garden was severely overgrown, if it had been wet we would have found our legs saturated, even the door had greenery across it, the garden bench was close to collapsing on one side, this all lead to a poor first impression. On entering the cottage there was evidence of the presence of mice due to edges of carpets and cushions being nibbled at the corners, again in fairness we did not see any while staying!. We could find no chopping boards or coat hangers, a number of pieces of crockery were chipped and overall did not come up to the standards we have come to expect from Sykes. Also, on arrival at 5 we were met with the cleaners in attendance,an email having been sent by Sykes at about 3pm when we were travelling to inform us that there was an issue!!, I am not blaming the cottage owner for this but it led to a shambolic situation on arrival. The cottage has so many things going for it, with some general TLC I’m sure it would be given high praise.

“Very difficult location and access; uncomy sofa; dirty windows; wonky kitchen tap - needs tightening, clearly successively unreported?”

No bin bags left to bag up linen (as required!) etc. Excellent wifii; adequate TV, very comfy beds and very nice linen; plenty of hot water; good shower; adequate fridge; good Range. Roomy for two. 'Because of C-19' all the niceties of a holiday let - local walking books? etc. removed; so quite stark. Some photocopies (to keep/destroy) of the local guides/walks would have helped enormously Be aware that the garden is shared with the adjacent holiday let and this may be with dogs.

We have not had reports of the sofa being uncomfortable before. We were unaware of the wonky kitchen tap (our son in law has now fixed this when they stayed after you). “The view and location are to die for and we would love to stay again.”

However, the sofa is very uncomfortable and the shower screen can leak. The grass was very long when we got there and the bins were overflowing but someone did come and cut the grass a couple of days later. The bins were emptied mid week. We do like the leave a place like we hadn't been there but there was no access to a hoover, possibly down to the current situation. The lane is not for the faint hearted being more of a roller coaster but that just adds to the adventure. The criticism is only meant as constructive and I hope it's useful. “There was definitely not 7 hours worth of cleaning cob webs everywhere some with dead spiders in .”

..dishwasher had peas left in the bottom open fire hadn't been cleaned out found christmas card under the cushion on a chair ...partner got flea bites from the settee ....couldn't sweep up or hoover as no vacume or brush 5pm check in is ridiculous supposedly due to extra cleaning due to covid I would hate to think if it had been a 3pm check in

“Have stayed at this lovely old property many times.”

This time it was different as I was warned told by the owner in a phone call before we travelled so we were prepared for lack of Books CD's Maps etc., also instructions for equipment, which did prove an issue although we were able to download the relevant manual. The property has the most stunning views, which can only be achieved by driving up this steep lane, BUT there are plenty of passing places, visibility is good and you just need to be vigilant and take it steady. Other drivers will respect you !. You will be rewarded by views that you will remember forever - of the mountains embracing the estuary enhanced by the ebbing and flowing of the tides - will simply wash all you current cares away

“This is an old cottage but has a lovely feel to it.”

It's warm and cosy (even when the Aga went out as there is additional heating). The one thing I would warn about is the road to the property which is narrow and winding so you need a strong nerve! The quickest route to the main road we felt was the better one as there were more passing places but it was an experience nonetheless. We really enjoyed our week here though and the views are magnificent. Would definitely recommend - especially for brave drivers!

“The cottage itself looks wonderful and the views are great, however getting to it is something else.”

As stated the "road" is indeed very narrow and is not for a modern vehicle with parking sensors as they are almost consistently going off driving to/from the cottage. Likewise the steep approach is quite a challenge to a modern small engined vehicle, particularly when confronted with oncoming traffic and having to attempt to reverse up to the parking area. Others have commented how the Aga keeps the place warm during the cooler months, however we found the kitchen to be almost stifling during the few days of sunshine we had. The Aga unfortunately also heats up the master bedroom above it which again caused problems for sleeping.

“We’ve stayed at Groes Newydd a few times previously and always found it a great base for walking and mountain biking, being up in the hills.”

Coed y Brenin Mountain Bike Centre is about half an hour away and Betws y Coed, 40 mins. There are farmer’s fields surrounding the front of the property and it was nice watching the spring lambs. The views over the estuary are great. Having stayed at the cottage a few times, we were disappointed to find a fair amount of mould on our last visit. However Sykes resolved the matter and the owners had replaced the curtains this time round :-) The Aga really warms the little kitchen up a treat, which when we’ve visited in the chillier months has been lovely. It’s also nice getting to know the neighbouring visitors at Groes Newydd Bach in the shared garden. Lovely, quiet cottage that’s away from the hustle and bustle.

Spoke to the caretaker before on a detail and he was really helpful. Lovely Aga kept the place cosy and fine to cook on. We really enjoyed our stay and found all the local people very welcoming and friendly. Very good location for walks inland or access to coast, really quiet. Porthmadoc has everything you need and Black Rock sands is just as lovely as ever. We had a great visit to Harlech Castle, which has a lovely cafe and nearby beach. The VERY steep hills to and from the main road were accurately described and manageable but would be more of an issue in cold weather. Sheep only strayed into the garden once and were gently ushered out! Would like to visit again but did think the upper end of the price range for this cottage at certain times of the year would be excessive for the accommodation provided.

Clean and pretty well equipped. The Aga is lovely out of season in the chillier months. It’s a great base for Snowdonia and the Llyn Peninsula. Porthmadog has a good variety of shops ten mins drive away. Quiet, with nice walks from the cottage. The not so good. There is a muddy garden that leads up to the front door. It’s hard not to walk mud in every time you enter the house. With dogs, it’s messy! The lane is steep as others have said. Stick it in first gear and hold your nerve. The mould in both bedrooms around the windows isn’t nice. The curtains in the twin bedroom had rotted through :-(

“Groes Newydd is an attractive looking cottage, simply furnished, but providing all that’s needed for a holiday stay.”

Views over the estuary towards Penrhyndeudraeth, Minffordd and Portmeirion offer an ever- changing landscape. The single track road leading to the cottage may be a little daunting to drive along, especially the shorter, steeper route from the A496, which would not be recommended attempting in icy conditions, and the pathway leading from the parking space to the front door can be muddy. Once indoors however, there is instantly a cosy feeling provided by the AGA in the kitchen. However, some may find using an AGA difficult to master, and apart from the toaster and microwave there is no alternative cooking method. Although suitable cleaning products are provided by the owners, it might be worth mentioning that these are a requirement for the plumbing system, as the cottage is not on mains drainage. The weather in late November was not expected to be ideally suited to outdoor activities, but the cottage was well located for several nearby places of interest and on the days we did not want to venture out, we were able to entertain ourselves well enough to enjoy a peaceful and relaxing break.

“Third time we’ve stayed at Groes Newydd.”

It’s a great base for Snowdonia and the coast, Portmeirion, Borth y Gest etc. The cottage is warmed by the Aga as well as central heating and has fantastic views. Nice big lounge, comfy beds and nice garden. The owners had recently decorated throughout and look after the property. We will definitely go again. The walks to the rear of the cottage are very peaceful with lovely views. A few little cons, but nothing major. The country lane the cottage is on is steep and narrow, but I’ve done fine with a front wheel drive estate through wet autumn leaves. We do usually need to nip down to Porthmadog for some household items, loo rolls, kitchen roll, pedal bin liner bags. Porthmadog is only minutes away though, so it’s not a biggie. The cottage is always nice and clean. Great holiday cottage in a good area.

The cottage was well equipped, very cosy and we were both comfortable and warm. I especially enjoyed the numerous paintings displayed as they were really lovely. Using an Aga was a unique experience but I quickly got used to it and it kept the cottage really warm and the water very hot! The only downside for me was that the listing did not advise that the cottage has a septic tank which means only certain cleaning products are required to be used. My home is on mains drainage and so I took with me cleaning products I had BUT found instructions at the cottage advising not to use these. Being new to the area of Porthmadog, I did not know where to purchase the Ecover items recommended and so had to use up what had been left in the cottage (washing up liquid, dishwasher tablets, kitchen spray, toilet cleaner etc) - sadly I could not replace these items and that concerned me - although maybe other customers would not have worried about this? Prior listing details would have encouraged me to search for these special cleaning items to take with me before going on my holiday. Maybe the Sykes listing could be adjusted to advise customers accordingly?

“Excellent location, great walks all around, fascinating traffic system,I found it best to leave down hill and return via the alternative route, but every journey held that sheer adrenaline expectation of will I met another, and who will reverse, with the beginning of any journey being like that anticipation of the start of the first drop on a roller coaster.”

The cottage was well equipped and lovely and toasty from the AGA, the location allowed you to sit in the window and become an expert on the tidal flows, watch buzzards soaring and hear sheep chomping the grass. Wonderful place to explore, the best being the small cwm just down the road, or up, to be precise, with its fairy tree, and ultimate reflections. Of course there were the alpine climbing sheep, and the line of followers going to a “ewenion” meeting up on the fell. Definitely time to unwind.

Everything was just perfect from the comfy beds with fresh smelling linen down to the fact that there was even a knife sharpener in the kitchen draw along with some lovely sharp knives, which is a must for us who cook at home. The views and walks were fantastic and even the weather performed. It was very handy to have all the instruction leaflets for the various equipment, ie Wood burner, Aga etc We felt very lucky indeed to have found Groes Newydd and will definitely be back.

It is warm, tranquil, comfortable, peaceful with all the facilities a guest could expect from a holiday cottage in the Snowdonia countryside.The final road to get there is narrow steep with twists and turns but plenty of passing opportunities. The area is outstanding with views over the estuary, a lake within a few hundred yards behind the house and endless walking opportunities.

The house is comfortable and just right - everything you need though nothing flashy. The area is less touristy and more rural than further north amongst the bigger hills, but still fantastic for walking and isolation. Had a perfect week - we were lucky with the weather too.

LLANDECWYN

Harlech 5 miles; Porthmadog 5 miles.

Llandecwyn is a scattered rural hamlet in North Wales, which stands amidst farmland, hills with lakes and mountains, which are all perfect for scenic walks and mountain biking. Llandecwyn is set on the National Cycle Route 8, plus birdwatching can be enjoyed on the red kite waymarked trail, which passes through the hamlet. There are also birdwatching opportunities along the coast and at the RSPB Osprey project, which is nearby. Only 5 miles away is historic Harlech, which is situated in a magnificent position between the mountains and the sea. Harlech is dominated by its majestic 13th century castle, which enjoys World Heritage status. The town is very popular with golfers, who come to enjoy the famous Royal St. David's course, whilst the beautiful 6 mile long sandy beach is wonderful for family fun and long walks. Harlech offers an excellent variety of amenities including some good quality restaurants and a leisure centre, whilst the whole of the Snowdonia National Park, together with the sandy beaches of Cardigan Bay, are all within easy reach. Other attractions in the area include the Ffestiniog Railway and Welsh Highland Light Railway, the secluded beaches at Borth y Guest and the Black Rock sands and the Italianate village of Portmeirion. A really beautiful part of North Wales.
